The scenario

This real FastTrack review compared two investment-property cash-out refinances under one lender at approximately 70% LTV. The investor wanted to maximize usable cash flow while keeping both properties with the same lender and using fully amortizing loans.

Combined refinance structure

The two proposed new loans totaled $596,400 against a current payoff of $556,153.56. That created approximately $40,246.44 of potential gross cash-out before closing costs and prepaid items.

30-year comparison

The combined 30-year principal-and-interest payment was approximately $3,917.92 per month. The individual property DSCRs were 0.9645 and 0.9056.

40-year comparison

The combined 40-year principal-and-interest payment was approximately $3,684.57 per month—about $233.35 lower. The individual DSCRs improved to 1.0297 and 0.9325. One property crossed above 1.00 DSCR; the other improved but remained below 1.00.

Why the combined view mattered

The 40-year structure improved portfolio-level monthly cash flow without reducing the requested loan amounts. It also strengthened property-level DSCR, which can materially affect lender eligibility and pricing.

The trade-offs

The longer term means slower principal paydown, and the 40-year rate was not lower on every property. All reviewed scenarios included a 5-year prepayment penalty, so cash flow, amortization, rate and exit plans all had to be considered together.

FastTrack Takeaway

Multi-property financing should be evaluated as a system. The best structure can depend on combined monthly cash flow, individual property DSCR, payoff amounts, prepayment terms and the investor’s hold strategy—not simply which option has the shortest amortization.
