DSCR GUIDE

Can You Get a DSCR Loan on a Single-Wide Manufactured Home?

Single-wide manufactured homes can be eligible with select DSCR lenders, but the lender pool is narrower and the property has to satisfy real-property, title, foundation, condition, age, and appraisal requirements.

Are single-wide manufactured homes eligible for DSCR financing?

Potentially. Some specialty DSCR programs will consider an eligible single-wide manufactured home used as a non-owner-occupied rental. Other lenders allow manufactured housing but restrict their programs to multi-section homes. That distinction matters: “manufactured homes allowed” does not automatically mean “single-wides allowed.”

The home usually needs to be real estate, not chattel

Most DSCR mortgages are secured by real property. For a manufactured-home transaction, lenders commonly review whether the borrower owns the underlying land, the home is permanently affixed, the title has been retired or otherwise converted according to state requirements, and the home and land can be mortgaged together.

A home on leased land or financed only as personal property requires a different financing path.

What lenders commonly review on a single-wide

  • HUD-code construction and identifying labels or data plate information
  • Permanent foundation and any required engineer certification
  • Land ownership and title treatment
  • Whether the home has been moved from its original installation site
  • Age, condition, additions, porches, and structural modifications
  • Acreage and rural-market considerations
  • Comparable manufactured-home sales supporting the appraisal
  • Borrower credit, reserves, DSCR, and requested LTV

Purchase and cash-out rules can be different

A lender willing to finance a single-wide purchase may not offer the same maximum leverage on a cash-out refinance. Cash-out can introduce additional seasoning, valuation, and credit requirements.

For refinance scenarios, see our manufactured-home DSCR cash-out guide.

Example: why the property details matter

Hypothetical example: Two properties are both described as single-wide manufactured homes. One sits on borrower-owned land, is permanently affixed, has clean title treatment, and has good local manufactured-home comparables. The other sits on leased land and is titled as personal property. They may look similar to an investor, but they can belong to completely different lending categories.

How FastTrack approaches single-wide requests

FastTrack uses LenderMatch™ to separate lenders that accept manufactured homes generally from lenders that appear to accept the specific home type and transaction. We then compare credit, leverage, DSCR, state, cash-out or purchase purpose, and other overlays.

Frequently Asked Questions

Do all manufactured-home DSCR lenders allow single-wides?

No. Some lenders restrict eligibility to multi-section homes.

Can a single-wide qualify for cash out?

Potentially, but the lender must allow both single-wide collateral and the requested cash-out structure.

Can the home be on leased land?

Most real-estate DSCR programs expect borrower-owned land securing the same mortgage. Leased-land transactions are a separate financing category.

Does the age of the home matter?

It can. Age, condition, prior moves, additions, appraisal support, and foundation details may all be lender-specific eligibility factors.

Bottom line

Single-wide DSCR financing exists, but it requires more precise lender matching than a standard single-family rental. Verify the real-property status and physical characteristics early, then compare only lenders that actually accept single-wide collateral.
