FASTTRACK DSCR MARKET INTELLIGENCE

FastTrack DSCR Market Intelligence Snapshot — October 2026

LenderMatch brings together research on DSCR lenders and their individual programs. We compare property type, credit, rental income, leverage, loan purpose and lender guidelines to identify options worth reviewing for an investor’s scenario. Programs and availability are verified for the specific transaction.

Why the distinction matters

Investor lending is full of marketing headlines that sound universal: “up to 80% cash out,” “no minimum FICO,” “40-year DSCR,” or “manufactured homes allowed.” In practice, a headline can change once credit, DSCR, property type, transaction purpose, state, seasoning, reserves, or broker-access rules are applied.

LenderMatch keeps those intersections separate. A marketing claim is not promoted to a qualifying rule unless the supporting source establishes the exact scope.

Finding #1: maximum leverage is scenario-specific

A lender can advertise a high maximum LTV while applying a lower ceiling to a particular property type or transaction. Manufactured-home cash-out is a good example. FastTrack has retained a 75% LTV quote-backed cash-out observation on a specific manufactured-home opportunity, while other lender evidence supports lower refinance ceilings for different manufactured-home programs.

That is why our manufactured-home cash-out guide does not publish one universal “maximum” as though every lender and every home were interchangeable.

Finding #2: “no minimum FICO” is not the same as “no credit score”

Some lender marketing uses language such as “no minimum credit score,” but that does not prove true no-score underwriting. A borrower with a low numerical score and a borrower with no established traditional score are different credit scenarios.

LenderMatch intentionally separates those concepts. See our Low-FICO & No-Credit-Score DSCR guide and 620-FICO guide.

Finding #3: DSCR below 1.00 exists, but the intersections matter

Below-1.00 and no-ratio DSCR programs exist in the market, but the important question is not simply whether a lender advertises them. Maximum LTV, minimum credit, cash-out treatment, reserves, loan size, property type, and state availability may all change in the low-DSCR lane.

That is why FastTrack treats 0.90 DSCR, broader low-DSCR/no-ratio, and standard DSCR as distinct matching problems.

Finding #4: “40-year DSCR” can describe different structures

A 40-year product can mean a 40-year fully amortizing loan, a shorter fixed-rate period with 40-year amortization, an interest-only structure, or another rate/amortization combination. Those structures should not be treated as equivalent.

FastTrack keeps term and payment structure separate because the distinction affects payment, DSCR, pricing, and refinance risk. See our 40-Year DSCR guide.

Finding #5: the right program depends on the transaction

Similar-looking DSCR programs can have different state, property and transaction requirements. A lender’s headline terms do not establish that a particular rental qualifies. FastTrack reviews the actual program conditions and available submission options for each scenario.

How FastTrack uses this research

The goal of the research is not to create the longest lender list on the internet. It is to preserve enough source-specific detail that a scenario can be screened against the right program rules without silently turning unknowns into approvals.

When evidence is incomplete, LenderMatch can keep a lender visible with a verification disclosure rather than pretending the missing fact has been proven.

Methodology note

This snapshot reflects FastTrack’s internal LenderMatch research catalogue as of October 2, 2026. Profile records can represent lender programs, channels, niches, or source-scoped variants and should not be interpreted as a count of unique lenders. Historical quotes are retained as dated observations, not current pricing. Research findings are separated from lender approval, broker access, and final underwriting.

We will update this series as additional matrices, lender confirmations, and quote evidence are incorporated.
