FASTTRACK DSCR MARKET INTELLIGENCE
Manufactured-Home DSCR Market Intelligence — October 2026
Manufactured-home DSCR financing exists, but the evidence shows why this niche cannot be reduced to one maximum LTV or one yes/no property rule. Home type, land, title, foundation, cash-out purpose, seasoning, credit and channel all matter.
Finding #1: the same property category can produce very different cash-out limits
FastTrack’s retained research includes a 75% LTV quote-backed cash-out observation tied to a specific manufactured-home opportunity. That observation is useful evidence, but it is not a universal manufactured-home cash-out ceiling. The source itself contains a property-type labeling conflict, so it is retained as a dated scenario observation rather than promoted to an all-lender rule.
Separate lender evidence in the catalogue supports lower cash-out ceilings for other manufactured-home executions. The practical lesson: “manufactured home” is not enough information to establish maximum leverage.
Finding #2: double-wide eligibility can be materially stronger than single-wide evidence
Current RoundHouse / GenWay TrailBlazer Plus evidence supports a domestic double-wide lane with up to 70% purchase and 65% refinance leverage under the source-scoped program, plus a six-month manufactured-home cash-out seasoning requirement. That is not proof that the same terms apply to a single-wide.
FastTrack’s research still contains single-wide fields that remain unresolved or source-incomplete. We therefore treat single-wide eligibility as its own verification question.
Finding #3: rural manufactured cash-out can be a separate execution
A direct lender response retained in LenderMatch offered up to 60% cash-out LTV for a quoted rural manufactured-home scenario through a correspondent channel. The evidence was expressly conditional on underwriting, committee review and appraisal. It is valuable scenario evidence, but not a universal lender matrix limit.
Finding #4: real-property treatment is a core gate
Across the evidence base, manufactured-home eligibility repeatedly turns on whether the home and land can be financed as real property: borrower-owned land, permanent attachment, acceptable title treatment, foundation documentation, condition and appraisal support. Leased-land or chattel-only structures belong to a different financing category.
What this means for an investor
Do not start with “Who lends on manufactured homes?” Start with the exact home type, land ownership, title status, foundation, age/condition, prior moves, loan purpose and requested leverage. Then compare only programs that support the intersection. See our manufactured-home cash-out guide and single-wide guide.
Frequently Asked Questions
Is 75% cash out available on every manufactured home?
No. FastTrack retains a 75% quote-backed observation on one specific scenario, but lender, property and channel rules can produce lower limits.
Are single-wide and double-wide homes treated the same?
No. Some source evidence affirmatively supports double-wides while single-wide treatment remains separate or unresolved.
Does free-and-clear ownership eliminate manufactured-home restrictions?
No. It can improve net proceeds, but the lender still has to accept the collateral, title, foundation, appraisal and refinance structure.
Methodology
This report is based on FastTrack DSCR’s evidence-controlled LenderMatch™ research catalogue. Read the LenderMatch research methodology. It separates current governing evidence, dated quotes, marketing claims, historical observations, broker-access status, and unresolved verification items. A lender relationship or marketing headline is not treated as proof that every scenario qualifies.
