FASTTRACK DSCR MARKET INTELLIGENCE

Low-FICO & No-Score DSCR Market Intelligence — October 2026

FastTrack’s lender research shows a wide spread of published credit thresholds, but it also shows why “low FICO,” “no minimum FICO,” and “no established credit score” are three different underwriting questions.

Finding #1: published credit floors span a very wide range

FastTrack retains source material advertising DSCR credit as low as the mid-500s in some long-term-rental channels, while another retained lender source publishes leverage tiers beginning at a 500 score. Those headlines demonstrate that sub-620 DSCR lending exists, but they do not establish the same leverage, property eligibility or pricing at every credit tier.

Finding #2: lower credit often changes leverage before it changes basic eligibility

One retained source publishes a tiered pattern in which lower credit maps to progressively lower maximum leverage: 500, 600, 640, 680 and 720 score bands correspond to different advertised LTV caps. That is a useful illustration of a broader pattern in specialty DSCR lending: the question is often not simply “yes or no,” but “at what leverage and under what conditions?”

Finding #3: “no minimum FICO” does not prove genuine no-score underwriting

Several lender marketing sources use “no minimum credit score” language. LenderMatch does not automatically translate that into eligibility for a borrower with no traditional score at all. A low numerical FICO and no established score are different data states, and the latter may require separate alternative-credit or lender-specific evidence.

Finding #4: the full credit story still matters

Recent mortgage lates, bankruptcy, foreclosure, housing history, reserves and equity can affect a lower-credit file independently of the score itself. A 610 score with clean recent housing history may be treated differently from the same score with fresh major derogatory credit.

What this means for an investor

Ask the lender-matching question at the exact score and leverage you need. FastTrack compares credit together with DSCR, property type, state, purpose and reserves. See our 620-FICO guide and Low-FICO & No-Credit-Score guide.

Frequently Asked Questions

Is 620 a universal DSCR minimum?

No. Some specialty programs consider scores below 620, while many standard programs require stronger credit.

Does “no minimum FICO” mean no credit pull?

No. It does not prove that the lender ignores credit or accepts a borrower with no established score.

Can lower LTV help a low-FICO scenario?

Often, yes. Lower leverage can improve the risk profile and may expand the lender pool, subject to each lender’s rules.

Methodology

This report is based on FastTrack DSCR’s evidence-controlled LenderMatch™ research catalogue. Read the LenderMatch research methodology. It separates current governing evidence, dated quotes, marketing claims, historical observations, broker-access status, and unresolved verification items. A lender relationship or marketing headline is not treated as proof that every scenario qualifies.
