FASTTRACK DSCR MARKET INTELLIGENCE
Low-DSCR & No-Ratio Market Intelligence — October 2026
Below-1.00 DSCR and no-ratio products exist, but FastTrack’s research shows that they are not one product category. Ratio bands, leverage, loan purpose, reserves and payment structure can change dramatically by lender.
Finding #1: sub-1.00 lending is not one bucket
Retained program evidence includes separate underwriting grids for DSCR at or above 1.00, 0.75 to below 1.00, and below 0.75. That alone demonstrates why a 0.95 DSCR and a 0.65 DSCR should not be treated as the same scenario.
Finding #2: no-ratio marketing requires extra scrutiny
FastTrack retains lender marketing that advertises no-minimum-DSCR or no-ratio options. When the source does not establish the exact FICO, LTV, cash-out, reserve, loan-size and property intersections, LenderMatch keeps those facts unresolved rather than borrowing terms from a standard DSCR program.
Finding #3: some no-ratio products are structurally different loans
The research catalogue contains no-ratio bridge products and other nonstandard structures. A 24-month interest-only bridge is not interchangeable with a 30-year amortizing rental loan just because both avoid a traditional DSCR minimum. Term, payment, exit strategy and refinance risk matter.
Finding #4: payment structure can move the ratio
Longer amortization or an eligible interest-only structure can reduce the qualifying payment and improve calculated DSCR, but only when the lender’s exact program permits that structure. FastTrack does not silently substitute an interest-only payment or a 40-year payment into a program that does not support it.
What this means for an investor
For a weak-coverage deal, test multiple structures: exact DSCR, lower leverage, longer amortization when available, and true no-ratio alternatives. See our 0.90 DSCR guide and Low-DSCR & No-Ratio guide.
Frequently Asked Questions
Can a DSCR below 1.00 qualify?
Yes, with certain specialty programs, but leverage and other requirements may tighten.
Is no-ratio the same as 0.00 DSCR?
No. A no-ratio program is a distinct qualification method; it should not be treated as merely a very low numerical DSCR.
Can a 40-year term improve DSCR?
Potentially, if the lender permits that structure and uses the lower payment in its qualifying calculation.
Methodology
This report is based on FastTrack DSCR’s evidence-controlled LenderMatch™ research catalogue. Read the LenderMatch research methodology. It separates current governing evidence, dated quotes, marketing claims, historical observations, broker-access status, and unresolved verification items. A lender relationship or marketing headline is not treated as proof that every scenario qualifies.
