FASTTRACK DSCR MARKET INTELLIGENCE
High-LTV & Cash-Out DSCR Market Intelligence — October 2026
High leverage exists in DSCR lending, but the evidence shows a large gap between a headline maximum and the leverage actually available for a specific credit score, property type, loan purpose and channel.
Finding #1: 85% purchase headlines exist, but conditions matter
FastTrack retains multiple lender sources advertising purchase leverage as high as 85% LTV. Those figures are not universal. The qualifying FICO, DSCR, loan amount, property type and transaction purpose can reduce the cap materially.
Finding #2: cash-out often has its own table
Some current lender evidence supports 80% cash-out in specific standard-rental executions, while other programs cap cash-out at 75%, 70%, 65% or lower. A purchase maximum should never be assumed to apply to cash-out.
Finding #3: source conflicts are common enough to matter
FastTrack has retained lender sources where one current page says 80% cash-out while another source says 75% for what appears to be the same broad program family. In those cases LenderMatch does not silently choose the more generous number. The overlap is treated as known; the disputed band remains verification-required.
Finding #4: specialty collateral can override a headline cap
Manufactured homes are a clear example. FastTrack has a 75% quote-backed observation on one manufactured-home opportunity, while other manufactured-home sources support 65% and 60% refinance/cash-out executions. Property-specific overlays can dominate a lender’s general DSCR headline.
What this means for an investor
Model the deal at more than one LTV. A 75% request may produce a narrow lender pool while 70% creates more choices, better pricing or simpler conditions. See our 75% cash-out guide and High-LTV DSCR guide.
Frequently Asked Questions
Does 85% LTV apply to cash-out?
Usually not automatically. Purchase and cash-out often have separate leverage grids.
Can 80% cash-out exist in DSCR lending?
Yes in some specific programs and borrower tiers, but it is not a universal market standard.
Why test 70% if I want 75%?
Lowering leverage can expand the lender pool, improve pricing and sometimes improve DSCR by reducing the payment.
Methodology
This report is based on FastTrack DSCR’s evidence-controlled LenderMatch™ research catalogue. Read the LenderMatch research methodology. It separates current governing evidence, dated quotes, marketing claims, historical observations, broker-access status, and unresolved verification items. A lender relationship or marketing headline is not treated as proof that every scenario qualifies.
