FASTTRACK DSCR MARKET INTELLIGENCE

40-Year DSCR Market Intelligence — October 2026

“40-year DSCR” can describe very different products. FastTrack’s research separates true 40-year fully amortizing loans from interest-only, ARM and 10/40 structures so investors do not compare unlike loans.

Finding #1: true 40-year fully amortizing DSCR exists

FastTrack retains governing evidence for programs offering 30- and 40-year fully amortizing DSCR structures. In one current RoundHouse / GenWay source, the 40-year lane carries a 75% ceiling under the documented program rules.

Finding #2: 10/40 interest-only is not the same product

Other lender evidence describes a 10/40 structure: ten years of interest-only payments followed by amortization. That can create a low initial payment, but it is not a 40-year fully amortizing fixed payment. Qualification, refinance risk and total economics can differ materially.

Finding #3: some “40-year” profiles remain structurally unsupported

The LenderMatch audit explicitly keeps certain 40-year records out of ordinary amortizing comparisons when the retained source describes an interest-only or otherwise unsupported payment structure. We would rather show a verification item than manufacture a payment that the source does not support.

Finding #4: the lower payment can improve DSCR, but only if the program qualifies that way

A longer amortization can reduce principal-and-interest and improve calculated DSCR. But the lender’s qualifying payment method controls. A 40-year structure should not be used to “fix” DSCR unless the same lender/program actually offers and qualifies the loan on that payment.

What this means for an investor

When comparing 30-year and 40-year loans, compare term, amortization, fixed period, interest-only period, qualifying payment, points, prepayment structure and expected hold period—not just the monthly payment. See our 40-Year DSCR guide and 30-Year vs. 40-Year comparison.

Frequently Asked Questions

Is every 40-year DSCR loan fully amortizing?

No. Some products use 40-year amortization with an interest-only period or another structure.

Can 40-year amortization improve DSCR?

Potentially, because it can reduce the payment, but only if the lender’s program permits and qualifies the loan on that structure.

Is a 10/40 loan the same as a 40-year fixed loan?

No. A 10/40 description usually indicates a distinct interest-only/amortization structure and should be analyzed separately.

Methodology

This report is based on FastTrack DSCR’s evidence-controlled LenderMatch™ research catalogue. Read the LenderMatch research methodology. It separates current governing evidence, dated quotes, marketing claims, historical observations, broker-access status, and unresolved verification items. A lender relationship or marketing headline is not treated as proof that every scenario qualifies.
