FASTTRACK DSCR MARKET INTELLIGENCE

Short-Term Rental & Airbnb DSCR Market Intelligence — October 2026

Short-term-rental DSCR programs do not all qualify Airbnb income the same way. FastTrack’s retained lender evidence shows meaningful differences between actual history, projected market revenue, AirDNA-style forecasts, vacancy haircuts and purchase-versus-refinance rules.

Finding #1: purchase and refinance can use different income methods

One retained governing source permits STR purchase qualification using the lower of 12-month third-party actual income or 90% of third-party projected market income. The same source requires refinance transactions to use 12 months of actual history, applies a 25% vacancy adjustment and restricts material recent revenue decline.

That means a newly purchased Airbnb and an existing Airbnb refinance can qualify very differently even with the same property and borrower.

Finding #2: AirDNA-style projected income can be program-specific

Another retained source permits a purchase-side AirDNA forecast under specific conditions, including a 12-month forecast, recent report date, at least three comparables, a minimum market score and occupancy assumptions. The same source expressly does not use that AirDNA method for refinance.

“This lender allows Airbnb” therefore does not answer the more important question: which income method does the lender use for this exact transaction?

Finding #3: STR overlays can reduce leverage even when the property qualifies

FastTrack’s research includes governing STR evidence with a five-percentage-point LTV reduction compared with the related base program. Separate evidence also contains STR-specific DSCR floors and income-history requirements. A property can be acceptable as an STR while still receiving lower leverage than a long-term rental.

Finding #4: stronger actual revenue does not always mean the lender can simply use it

FastTrack retains lender correspondence where the required selection rule between actual revenue, projected revenue and appraisal-supported income is not fully resolved. Instead of choosing the highest figure, LenderMatch preserves that documentation question for verification.

Finding #5: legal operation is separate from income qualification

A lender may accept STR income while the property itself is restricted by local ordinance, licensing, HOA rules or condo documents. Lender approval is not a substitute for confirming the property’s legal ability to operate as a short-term rental.

What this means for an investor

For an Airbnb or vacation-rental request, collect the operating history, third-party statements, projected market data and legal-use information early. Then match the deal to lenders based on the income method, not just the words “STR allowed.” See our STR & Airbnb DSCR guide and Airbnb income guide.

Frequently Asked Questions

Can projected Airbnb income be used?

Yes with certain programs, especially on purchases, but the accepted source, haircut and transaction type vary by lender.

Does a refinance need actual Airbnb history?

Some governing programs require 12 months of actual history for refinance even when projected income is permitted for purchase.

Does STR eligibility mean the same LTV as a long-term rental?

No. Some lender programs apply an STR-specific leverage reduction.
