FASTTRACK DSCR MARKET INTELLIGENCE
Blanket & Portfolio DSCR Market Intelligence — October 2026
Blanket and portfolio loans solve a different problem from financing one rental at a time. FastTrack’s research shows why property count, allocations, per-property eligibility, release provisions and cross-collateral rules matter as much as the headline rate or LTV.
Finding #1: portfolio programs have their own property-count rules
FastTrack retains a blanket-loan source supporting 2–10 properties, a $2 million aggregate maximum and a $50,000 minimum allocation per property. A separate lender’s current Rental Portfolio program is designed for experienced investors with 3–10 properties.
Those programs should not be blended simply because both finance multiple rentals.
Finding #2: the pool is not just one big DSCR number
Per-property value, occupancy, allocation, geography and eligibility can still matter even when a lender evaluates a portfolio as one transaction. LenderMatch therefore does not assume that a strong pooled DSCR proves every property satisfies the lender’s individual collateral rules.
Finding #3: partial releases are an underwriting term, not an afterthought
Some blanket-program evidence includes release-price conditions that must be reviewed property by property. Other public portfolio summaries do not state the exact release formula at all. That distinction becomes critical when an investor expects to sell or refinance one property before the rest of the pool.
Finding #4: similar portfolio headlines can hide different structures
FastTrack retains conventional long-term portfolio DSCR products as well as separate bridge and institutional structures. A two-year no-ratio bridge, for example, is not interchangeable with a 30-year blanket rental loan even if both finance multiple assets.
Finding #5: exact leverage should stay tied to the exact program
One current portfolio source supports a 680 minimum FICO and headline leverage of 75% purchase, 75% rate/term and 70% cash-out for its 3–10-property program. FastTrack does not transfer a separate single-property program’s higher leverage or lower FICO to that portfolio lane.
What this means for an investor
Before comparing blanket loans, decide whether you need individual property releases, how long you plan to hold each asset, and whether any property in the pool is unusual. Then compare the exact portfolio structure. See our Blanket & Portfolio DSCR guide.
Frequently Asked Questions
Can every property in a blanket loan have a different value?
Yes, but many lenders apply minimum allocations, per-property eligibility rules and concentration limits.
Can I sell one property without paying off the entire loan?
Potentially, if the lender permits partial releases and the required release price or remaining-pool tests are satisfied.
Is pooled DSCR enough to qualify?
Not always. Some programs still require property-level checks in addition to aggregate performance.
