FASTTRACK DSCR MARKET INTELLIGENCE

Investor HELOC & Second-Lien DSCR Market Intelligence — October 2026

Investor equity products are easy to lump together, but FastTrack’s research shows why HELOC, HELOAN, first-lien revolving credit and true second-position DSCR products must be kept separate.

Finding #1: a HELOC is not automatically a second mortgage

FastTrack retains official evidence for a standalone first-lien business-purpose HELOC. That program has a variable-rate structure, a three-year draw/interest-only period and later amortization. It should not be presented as a second-position equity product simply because the word HELOC appears in the name.

Finding #2: no-minimum-DSCR HELOC structures exist, but the details are specific

One retained first-lien HELOC source contains no-minimum-DSCR tiers with a 700 minimum FICO, up to 75% LTV/CLTV at qualifying higher-credit tiers and 70% at 700. The source also carries reserve requirements of 9–12 months for its no-minimum-DSCR executions, depending on score and loan size.

Those facts belong to that exact first-lien program and should not be transferred to a separate second-lien HELOC or HELOAN.

Finding #3: closed-end DSCR HELOANs are a separate product

FastTrack also retains written lender evidence for a DSCR HELOAN with a 680 minimum FICO, 1.00 DSCR, at least a one-year prepayment structure and loan amounts up to $750,000 on investment property. The evidence does not establish that the same lender’s HELOC has identical terms, and important CLTV, property and state conditions remain verification-required.

Finding #4: the existing first mortgage can change second-lien eligibility

For true second-position products, the lender often needs to know the balance, payment and structure of the existing first lien. Private money, hard-money, HELOC or balloon first mortgages can trigger different restrictions from a standard amortizing first mortgage.

Finding #5: source conflicts should not be solved by picking the friendlier number

FastTrack retains second-position product evidence with conflicting published minimum-credit figures across current lender materials. When that happens, LenderMatch preserves the conflict instead of quietly selecting the lower score.

What this means for an investor

Start by identifying the product you actually want: revolving line, closed-end second, first-lien HELOC or full cash-out refinance. Then compare CLTV, qualifying payment, first-lien restrictions, reserves and prepayment terms. See our Second-Position DSCR & Investor HELOC guide.

Frequently Asked Questions

Is every investor HELOC second position?

No. Some business-purpose investor HELOCs are standalone first-lien products.

Is a HELOAN the same as a HELOC?

No. A HELOAN is generally closed-end; a HELOC is a revolving credit line. Their qualification and payment structures can differ.

Can an investor equity product have no minimum DSCR?

Yes in certain source-specific programs, but FICO, reserves, CLTV and product structure still apply.
