FASTTRACK DSCR INVESTOR GUIDE
Can You Get a DSCR Loan Below a 620 Credit Score?
Yes—some specialty DSCR programs can consider credit below 620, but the tradeoff is usually tighter leverage, narrower property and transaction choices, and more program-specific underwriting.
The short answer
FastTrack’s retained lender evidence includes specialty DSCR structures that reach below a 620 score. One current matrix reaches a 600-credit tier with lower leverage than its 620 tier. Separate evidence also includes programs that do not use a traditional minimum FICO, but those should not be confused with a standard low-score loan.
Lower credit usually changes more than the rate
At lower scores, lenders may reduce maximum LTV, restrict cash-out, increase reserve requirements, tighten property eligibility or require stronger housing history. A lender advertising a low minimum score does not mean every transaction is available at that score.
A 600 score and no established score are different files
A borrower with a 600 FICO has a score that can be placed into a lender’s grid. A borrower with no established score may need a program specifically designed for no-score or alternative-credit treatment. FastTrack keeps those lanes separate.
Cash-out can be more restrictive
Many DSCR grids treat cash-out separately from purchase or rate-and-term refinance. Even when a lender accepts a lower FICO for purchase, cash-out may require a higher score or lower leverage.

Frequently Asked Questions
Can I get a DSCR loan with a 600 credit score?
Potentially. FastTrack retains current evidence for specialty programs with 600-score tiers, although leverage and other restrictions can be tighter.
Can I cash out with a score below 620?
Possibly, but cash-out often carries stricter FICO and LTV limits than purchase or rate-and-term refinance.
Is no-score underwriting the same as bad credit?
No. No-score programs are separate from a low-score grid and may use different documentation and risk controls.
