FASTTRACK DSCR INVESTOR GUIDE
Can an LLC Get a DSCR Loan?
Yes—LLC and other business-entity vesting is common in business-purpose DSCR lending, but the exact entity type, guarantor requirements and state/channel rules still need to match the lender’s program.
The short answer
Yes. FastTrack’s lender evidence includes many business-purpose DSCR programs that permit entity vesting, including LLC structures. Entity eligibility is still program-specific and should not be inferred from the lender’s name alone.
LLC ownership can affect both underwriting and broker access
Some business-purpose lending rules distinguish between individual and LLC vesting. In certain states or channels, the entity structure can also affect licensing or broker-access requirements. FastTrack keeps the borrower-entity question separate from the lender-access question.
Expect entity documents and guarantor review
Lenders may request formation documents, operating agreements, good-standing evidence and information on members or guarantors. Some programs limit the number of owners or require all material owners to sign guarantees.
Do not assume every entity type is interchangeable
An LLC, corporation, partnership and trust can have different rules. A source that specifically approves LLC vesting does not automatically prove an S-corp, C-corp or trust is eligible under the same conditions.
Vesting should match the actual transaction
For purchase, refinance and cash-out, confirm how title is currently held and how it will be held after closing. Recent vesting changes or transfers between related entities can trigger additional seasoning or documentation questions.
Frequently Asked Questions
Can I close a DSCR loan directly in my LLC?
Often yes, when the lender’s program permits entity vesting and the LLC satisfies its documentation and guarantor rules.
Do I still personally guarantee an LLC DSCR loan?
Many business-purpose DSCR lenders require personal guarantees from qualifying owners, but the exact rule varies.
Can I transfer a property into an LLC before refinancing?
Potentially, but a recent title or vesting change can trigger seasoning and continuity-of-ownership review.
