DSCR Delayed Financing: Can You Refinance Soon After Buying a Rental?

Potentially. Some DSCR and non-QM programs expressly allow delayed financing after a recent acquisition, but the allowed timing, valuation basis, cash-out LTV and documentation rules vary sharply.

The short answer

Yes, with certain programs. FastTrack retains current lender evidence expressly allowing delayed financing within a defined period after acquisition. Other programs use ordinary cash-out seasoning rules, so the lender and program must be identified before assuming an immediate refinance is available.

Delayed financing is not always the same as ordinary cash-out

A delayed-financing provision may let an investor replace recently invested cash sooner than the lender’s normal cash-out seasoning window. The transaction can still follow a cash-out LTV grid and may carry its own maximum loan amount or documentation requirements.

The valuation basis can change

When ownership seasoning is short, a lender may use the lower of purchase cost plus documented improvements or current appraised value rather than automatically lending from the full new appraisal. That can materially change available proceeds.

Timing rules differ

FastTrack retains program evidence using windows such as 120 days and six months for delayed financing, while other sources apply a more traditional six-month cash-out seasoning test. There is no single industry-wide waiting period.

Document the acquisition trail

Keep the settlement statement, source of funds, purchase contract, proof of any rehab/improvements, title history and current appraisal information. The cleaner the acquisition evidence, the easier it is to test a delayed-finance option accurately.

Frequently Asked Questions

Can I refinance a rental immediately after buying it with cash?

Sometimes. Certain programs have delayed-financing provisions, but timing and valuation rules vary.

Will the lender use the new appraised value?

Not always. Short-seasoning transactions may be limited by purchase cost plus documented improvements or another source-specific value rule.

Is delayed financing always treated as cash-out?

Many programs apply their cash-out LTV grid, but exact classification and documentation should be verified with the lender.
