FASTTRACK DSCR INVESTOR GUIDE
Can You Get a DSCR Loan Under $100,000?
Yes—some DSCR programs start below $100,000, but small-balance rental loans have a smaller lender pool and can carry different leverage, DSCR or pricing rules.
The short answer
Yes. FastTrack’s retained lender evidence includes multiple DSCR programs with published minimum loan amounts around $75,000. Other lenders start at $100,000, $125,000, $150,000 or higher, so the lender universe shrinks as the requested loan gets smaller.
Small loan size can change leverage
Some matrices have separate small-balance tiers. A lender may allow the property type and credit profile but cap LTV more aggressively at a lower loan amount.
Minimum loan amount is program-specific
A lender may have one minimum for standard 1–4-unit DSCR, a different minimum for sub-1.00 DSCR, and a much higher minimum for 5+ units or portfolio structures. The lowest number on a lender’s website should not be applied to every product.
Why small loans can be harder to price
Many closing and underwriting costs are relatively fixed, so a smaller loan can carry a higher effective cost as a percentage of the balance. Compare fees and prepayment terms along with rate.
What FastTrack checks
LenderMatch™ compares requested loan amount with the program’s minimum and maximum before evaluating credit, DSCR, LTV, property, purpose, state and other overlays.
Frequently Asked Questions
Can I get a $75,000 DSCR loan?
Potentially. FastTrack retains current lender evidence for standard DSCR programs with a $75,000 minimum, although other qualification rules still apply.
Can a low-DSCR loan also be under $100,000?

Are fees higher on a small DSCR loan?
The dollar fees may not be dramatically higher, but fixed costs can represent a larger percentage of a smaller loan.
