FASTTRACK DSCR INVESTOR GUIDE
Can You Get a DSCR Loan on a 5–8 Unit Rental Property?
Yes—specialty DSCR programs exist for 5–8-unit residential investment properties, but they often use different loan minimums, credit floors, vacancy rules, reserves and rent-roll requirements than 1–4-unit DSCR.
The short answer
Yes. FastTrack’s lender catalogue includes distinct 5–8-unit DSCR and investor programs. These are not simply a 1–4-unit DSCR loan with more units—the underwriting grids can be completely different.
Minimum loan amounts are often higher
FastTrack retains 5–8 and 5–10-unit programs with minimum loan amounts around $300,000 or $400,000, while many 1–4-unit programs start much lower.
Experience and reserves can become stricter
Some 5+ unit programs require experienced investors and six months or more of reserves. That experience overlay may not exist in the lender’s standard 1–4-unit program.
Vacancy is evaluated unit by unit
Programs can cap the number of vacant units, require recent lease history on refinance, or use a percentage of market rent for vacant units. A single pooled rent number may not be enough.
5–8 units is not the same as a blanket loan
A single building with 5–8 units is one collateral property. A blanket loan cross-collateralizes multiple properties. LenderMatch keeps those structures separate because eligibility, releases and underwriting are different.
Frequently Asked Questions
Are 5–8-unit DSCR loans commercial loans?
They can sit in specialty business-purpose channels that differ from standard 1–4 residential DSCR. Exact classification and documentation vary by lender.
Can I use a rent roll?
Yes, many 5+ unit programs rely on unit-level lease or rent-roll information, often combined with appraisal-supported market rent.
Can a 5–8-unit property be short-term rental?
Some programs expressly prohibit STR or room-rental structures, so property use must be checked separately.
