FastTrack DSCR may help identify and compare programs offered by third-party lenders, but those lenders control underwriting, approval, pricing, documentation, and closing.

Business-Purpose Investment Loans Only. Programs described on this website are intended for business-purpose transactions secured by non-owner-occupied investment property. They are not offered for a borrower’s primary residence or other consumer-purpose use. Occupancy and transaction-purpose requirements must be satisfied and documented.

No Commitment or Guaranteed Terms. Website content, calculators, examples, comparisons, and preliminary discussions are informational only. They are not a loan approval, commitment to lend, rate lock, or guarantee of any rate, payment, proceeds, leverage, closing date, or other term. All financing is subject to lender approval, complete underwriting, acceptable appraisal and title, insurance, documentation, eligibility, and any other lender conditions. Availability Varies. Not every lender or program is available in every state or for every property type, rental strategy, borrower, entity, or transaction. Credit Reporting and Tax Treatment. Credit-reporting practices vary by lender and program and should be confirmed in writing for the specific option. FastTrack DSCR does not provide tax, legal, accounting, or investment advice.

Referral Program. Referral arrangements, if any, are subject to applicable law, lender requirements, eligibility, and a written agreement.
